NCGrowth and Historic Princeville Work to Identify Market Opportunities for Newly Acquired 53-Acre Parcel

Established after the civil war, Princeville is the first town incorporated by African Americans in the United States. Located on a bend of the Tar River, Princeville has flooded nine times since 1800. Hurricane Floyd in 1990 broke the town’s levees and caused water to rise 23 feet above Princeville’s streets. While some residents have moved away due to repeated flooding, many remain and are working to make the town more environmentally and economically resilient. NCGrowth is working with Princeville this semester to conduct a market analysis, incentives research, and create marketing materials for an up and coming 53-acre commercial district in Princeville. 

NCGrowth’s project will: 

  1. Create a marketing 1-2 pager that highlights town characteristics with the goal of piquing investment and development interests 
  2. Identify strategies (including potential incentive programs) to attract new businesses to Princeville 
  3. Identify strategies to capture traffic from Route 64 into Princeville 
  4. Seek to define potential business opportunities for the 53-acre site in Princeville by answering the following questions:  
  5. What industries and/or business types would the local market (3-5 miles) support?   
  6. What is the typical footprint for businesses in these industries? 
  7. What are the barriers to entry for these industries? 
  8. What industries are reliant on highway access? 

This project will complete in May.
